Are you the lender?

No. GI Realty is a broker / alternative-financing desk. We package and shop business-purpose files to capital sources. We do not fund loans.

What kinds of financing do you arrange?

DSCR, Hard Money, Fix and Flip, Rehab Loans, Bridge Loans, Commercial Loans, Short-Term Rentals, and Land Financing. Self storage and investor umbrella on request. Call, text, or book — we will say which structure even belongs.

Is this a commitment to lend?

No. Nothing on this site is a commitment to lend, a credit decision, or a lock. Those sit with the capital source.

Can I use this for a primary residence?

No. Business Purpose Loans only — No Owner Occupied.

What happens on the call?

We review the deal, the use, and whether a program we can broker is even in range. If it is, we list the next documents.

Do you publish rates here?

No. Pricing is deal-specific and set by the capital source, not by a page on this site.

Where is the DSCR calculator and DSCR education?

The live DSCR spoke is dscr.broker. That site has the ungated calculator and the DSCR notes. This hub is the front door for the whole desk.

Can the loan close in an LLC?

Often yes on business-purpose investor and commercial files. Vesting, the operating agreement, EIN, and who can sign have to match. We are not your formation attorney.

Do you work short-term rentals?

Yes. Short-Term Rentals is its own offering on this desk — Airbnb, VRBO, and vacation rentals, not buried under DSCR. Income method and local / HOA rules are the first filters. The live spoke is investor.broker. Call, text, or book — do not force it into a primary-residence box.

Can this be a refinance or cash-out on a property I already hold?

Some capital sources will look at refinance or cash-out on non-owner-occupied, business-purpose property. Occupancy and use still have to be investment. Nothing here is a cash-out decision.

What should I bring to the call?

Address, use, how much capital you need, entity vs. personal vest, and the hold or exit. Enough to desk — not a full credit package.

Common objections

These are the ones we hear on the desk. Direct answers. Not a credit decision.

My DTI will not clear a conventional file.

Then this is probably an asset or private-capital conversation, not a personal DTI conversation. That does not mean every deal clears, and it is not a path for a primary residence.

I do not want the file underwritten off my tax returns.

Many business-purpose programs are built around the asset or a short-term private structure, not a 1040 recreation of the borrower. Capital sources still review identity, credit, and reserves. We do not promise a no-doc file.

I buy and hold in an LLC.

That is normal on this desk. The stall is a mismatch: property in the LLC, borrower talking as if it is personal, or an operating agreement that does not name the people who will sign.

I need it fast — this is a flip or a bridge.

Say that on the call. Speed and a defined exit are a different file than a thirty-year rental hold. We will say if a hard-money, bridge, or fix-and-flip structure is even in range.

It is an Airbnb / short-term rental.

Short-term can still be a business-purpose investor file. How income is documented and whether local or HOA rules allow the use are the first questions — not a nightly-rate fantasy. DSCR notes live on dscr.broker.

First deal vs. tenth deal changes overlays, not the occupancy rule. We will say if experience is likely to bind.
